What Vocasa is

Vocasa lets AI assistants analyze US residential property as a rental investment, using NestCalc.ai's independent analysis.

Tools

1. analyze_rental: investment score, cash flow, cap rate, cash-on-cash and DSCR for a US property; your own numbers override our estimates. Free
2. deal_score: NestCalc's independent Deal Score for a for-sale listing, or a covered city's current top deals. Free
3. compare_properties: two to five properties side by side. Free
4. save_to_account: save an analysis to a free HomeFastCalc or CasaWise account. Free with an account
5. order_report: a full paid report, purchased on nestcalc.ai. Paid
6. book_consult: a paid consultation with NestCalc's founder, booked on nestcalc.ai. Paid

Example requests

• "Is [address] a good rental investment?"
• "Run the numbers on a 3-bed house in ZIP [zip] listed at [price] if it rents for [rent]."
• "What are the top rental deals in Cincinnati right now?"

Limits

• US residential only.
• Deal Scores cover Cincinnati today.
• Buildings of four or more units are not scored.
• Estimates for research, not appraisals or financial advice.
• No repair or renovation cost estimates.
