The analysis and Deal Scores come from NestCalc.ai (https://nestcalc.ai): Deal Score ranks Cincinnati houses for sale weekly, and every score is stored with its date and never edited.

US residential property only; properties outside the US return "not supported yet." Buildings of four or more units, and multi-family listings without a unit count, are not scored. deal_score covers Cincinnati only. Free use has a fair-use daily limit. Estimates for research, not appraisals or financial advice. Not an appraisal.

No one can buy or request a better score; a score updates only when a listing fact is corrected, and the original dated score stays on record.

## Tools

- analyze_rental: Analyze a US residential property as a rental investment. Give an address or the key facts (price, beds, baths, square feet, ZIP). Add any numbers the user knows, such as their expected rent, tax or insurance; they override our estimates. Returns an investment score, IRR over a 15-year hold, monthly cash flow, cap rate, cash-on-cash return and DSCR, with the source of every input shown. Estimates only, not an appraisal.
- deal_score: NestCalc's independent Deal Score for a for-sale listing, or a covered city's current top deals.
